Patterson Lakes is a suburb in outer south-east Melbourne, Victoria, Australia, 35km south-east of Melbourne's central business district. Its Local Government Area is the City of Kingston. At the 2006 Census, Patterson Lakes had a population of 7,235 people.

It is comprised predominantly of new houses.

The Patterson River Country Club is on the northern side where the housing is more recently developed and there are no "lakes".

The Patterson River is a popular portal for Port Phillip Bay with four public launching ramps, marinas, boat storage and moorings for marine craft.

The area Patterson lakes is located was originally part of the Carrum Carrum swamp. It was originally drained around 1920 when the Patterson Cut, and other drainage measures were undertaken to prevent flooding of the Eumemmering Creek, which overflowed into the Carrum Carrum Swamp. The swamp opening was mostly only open during the Winter months, so heavy Spring and Summer rains often caused flooding to properties on the edge of the swamp area. It also often caused flood damage as far north as Edithvale. The only remnants of the Carrum Carrum Swamp now form the Edithvale-Seaford Wetlands (Ramsar Wetlands of International Importance.)

When the Patterson Cut was dug the area that is now occupied by Patterson Lakes was turned to farm land with mainly dairy cattle. By the late 1960's farming activities had just about ceased and the area was popular with fox and rabbit shooters.

The first white occupants of the area were the Priestly family who had landholdings either side of the Patterson River and ran a marina just east of what is now Pier One Drive. The Fitzgerald family ran a horse riding centre on the north-east Corner of Thompsons Road and Old Wells Road on land that is now owned by Melbourne Water. The Walker family also owned some of the southern most land bordering Eel Race Creek at one stage.

The decision to go ahead with what was originally going to be called Gladesville took place in 1973. The first soil was turned in 1974 in the north-east corner of Patterson lakes around Iluka Island. Originally the plans were to build high rise towers of up to 15 stories in height.

The suburb was created in the 70's and 80's when the mostly man-made Patterson River was dredged to drain the former Carrum Carrum Swamp. Patterson Lakes Post Office opened on 1 April 1986.[3] The southern side of the river is characterised by a system of lakes and canals providing properties with water frontage and the possibility of a boat mooring.

There is also a new shopping centre that is in the beginning stages of building that is going to be built on the corner of Gladesville Boulevard and Thompsons Road. It will include Coles and a few specialty shops.

Patterson Lakes is serviced by a government primary school, Patterson Lakes Primary School, which operates within Patterson Lakes and a government secondary school, Patterson River Secondary College, which operates from Seaford on the southern boundary of Patterson Lakes.

Patterson Lakes is serviced by the Carrum Railway Station on the Frankston line operated by Metro Trains Melbourne.

Access to the area by road is from the Nepean Highway, East Link, Frankston Freeway or the Mornington Peninsula Freeway. There is a new development called "Peninsula Link" that will also provide access to Patterson Lakes.

Bus services around Patterson Lakes are operated by Grenda's Bus Services and Moorabbin Transit. Bus service 708 from Carrum to Hampton and service 857 from Chelsea to Dandenong run hourly through the suburb.

Trams do not operate in this area of Melbourne.

Stockdale & Leggo (real estate agency) says "Patterson lakes offers a unique waterfront lifestyle opportunity you could only dream of less than 45 minutes to the CBD and now the East Link Freeway is complete we believe prices will rise and with its array of properties and prices it allows many to enjoy the holiday atmosphere. People are truly amazed when they inspect properties in Patterson lakes as many think of it being only Lakes. There are three lakes as well the canal system with the boat moorings & access to Port Phillip Bay blows them away."

Most waterfront properties cost $1,000,000 plus, with some houses priced up to $4,000,000.

The filming at Kath Day-Knight and Kel Knight's "townhouse" (in the fictional suburb of Fountain Lakes), in the Australian comedy television series Kath & Kim, is shot in Patterson Lakes in Lagoon Place.

Former Prime Minister of Australia John Howard has visited Patterson Lakes Primary School to speak on their radio station, as have Bert Newton, the hosts of former radio show Get This, Tony Martin and Ed Kavalee.

Patterson Lakes is also home to NBA player Andrew Bogut and his family, who own a double-storey property on the Tidal Canal.

Lake Carramar, Lake Illawong and Lake Legana are collectively known as the Quiet Lakes region. The canal system that runs through most of Patterson Lakes is known as the Tidal Canal. Landmarks inside the Tidal Canal include Clipper Island, Mariners Island, Staten Island, Rhode Island, Barellen Harbours and Schooner Bay. Other areas of Patterson Lakes include Wannarkladdin Wetlands, Patterson Lakes Marina (Middle Harbour and Inner Harbour), Patterson River and Eel Race Drain (later becomes Kananook Creek.)
